The promoters behind The Machan, one of India’s pioneering nature-led luxury hospitality destinations, are extending their philosophy of immersive living into luxury residential real estate with the launch of Aqua Vie, a fully managed private estate community on the shores of Lake Mulshi in Maharashtra.
The project has secured registration from the Maharashtra Real Estate Regulatory Authority (MahaRERA), formally paving the way for its development. Spread across 26 acres, Aqua Vie will comprise 26 private estates-17 measuring one acre and nine spanning half an acre-with an estimated combined retail value of more than ₹600 crore.
Designed around the natural landscape, each estate will be positioned to offer uninterrupted views of Lake Mulshi while maintaining privacy and a close connection with the surrounding environment. The project is entirely family-funded and represents a new chapter for the promoters after more than 16 years of developing and operating The Machan.
According to Varun Hooja, Partner, Machan Resorts LLP and Founder & Promoter of Aqua Vie, the concept evolved directly from feedback from guests who wanted to recreate the distinctive Machan experience in private homes.
The site itself forms the foundation of the development’s nature-first approach. More than 6,000 existing trees have been identified and catalogued by species, while natural watercourses and the area’s sloping terrain have been incorporated into the master plan.
Rather than extensively altering the land, Aqua Vie has been planned around its existing contours. The estates will follow the natural topography, with their positioning designed to balance lake views, privacy and minimal intervention. The approach seeks to preserve the site’s ecological character while creating an exclusive residential environment.
Aqua Vie will operate as a fully managed community, combining private estate ownership with hospitality-style services. A dedicated concierge and operations team will oversee housekeeping, horticulture, maintenance, engineering and resident services, allowing owners to experience the convenience of a professionally managed second home.
Beyond the individual estates, the community will feature a clubhouse, café, wellness facilities, botanical gardens, children’s play areas, dedicated senior citizen spaces and a dog park. Nearly two kilometres of walking and jogging trails will weave through the property, while an amphitheatre overlooking the lake will provide a setting for community gatherings and outdoor experiences.
The development is planned as a largely car-free environment beyond the individual residences, with walking, cycling and golf carts forming the primary modes of internal mobility.
Sustainability has been incorporated into the project from its planning and design stages. Aqua Vie is being developed as a carbon-neutral community, with measures including carbon accounting, passive cooling, native landscaping, solar power generation with battery storage, and integrated water and waste management systems. The project is also pursuing IGBC and LEED certifications.
Technology will form another layer of the residential experience, with every estate connected through full-fibre internet and smart-home infrastructure.
Residents will also have access to The Machan Resort & Spa, Lake Mulshi, which is being developed on the hillside overlooking the community. Its restaurants, wellness facilities and hospitality services will extend the Machan experience into the residential offering, creating a link between luxury home ownership and resort-style living.
Construction has begun on the first three estates, with the initial handovers expected in 2028. Aqua Vie marks the Machan founders’ move beyond destination hospitality into a model of nature-led luxury living designed around privacy, personalised services and environmental stewardship.
